Are we in the UK drowning in Debt? According to the insurer AXA, some 11.6 million people (25 per cent of the adult population) are said to be struggling financially with a significant number, around 1.3 million people, admitting their finances are entirely out of control.

The report suggests that over 3.7 million people are reported to be struggling to cope with mounting credit card bills and just over a million people have borrowed too much money and are now struggling to keep up their repayments.

Fannie Mae Bumps Rates for Reverse Mortgage by Week's End

Most reverse mortgage customers choose to work with a line of credit. They do this for multiple reasons, but that is for another article.

What I'm referring to here is the fact that this week, the margins charged by reverse mortgage lenders nationwide will increase a half percent or more.

What the heck is a margin? I was getting to that. The margin is the profit built into the loan by the bank and those that would put their money into mortgage backed securities.

For example, most borrowers, in the reverse mortgage arena, were moving forward with the constant maturity treasury based line of credit. The constant maturity treasury is simply an index or basis for the loan.

A couple of days ago the lender's marginal charge (banks profit) was 1.75%. The constant maturity treasury index rested at a .40%, the total of these is 2.15%. This would be the real rate of interest on the loan.

Lenders were sent notice just yesterday that Fannie Mae (a group that backs loans on the secondary market) has bumped up the margin .5 percent at the least.

The borrower won't really see any huge negatives from this. Up to this point we've been blessed by interest rates being below FHA's ground rate. This rate is what is used to figure the most money a lender can allocate to the borrower.

How much a senior is loaned and interest go hand in hand. A loan will be higher if the interest is lower. It goes the other way as well until the ground FHA rate is reached. Then any interest rate less than that rate will not make the loan higher.

Fortunately, we are well below that rate, and for most borrowers the increase in margin won't put them up above the floor. What that means is the borrowed amount they were quoted last week will still be good this week.

What will happen is the equity will evaporate slightly more rapidly due to the margin being raised. This isn't the best thing about a reverse loan, but not having to pay the mortgage company every month helps.

The downside is interest is accruing against the equity of the home. The higher margins will simply make that interest accrue a little quicker.

But these things should not deter you from considering building your own home even during a time when home building is on the decline. Why? Because building a home is a one time investment unlike rent where you pay a fixed amount per month and this could up the following year.

What is even better is that you live in a dwelling according to your specifications. If you dont like it or you want to add something, you can make changes and no one will oppose your decision.

Another thing that could reduce cost is the shape of the home. Houses that are shaped like a rectangle, square or dome shaped are more affordable to build since there are not that many angles or corners which increases the amount of labor and the materials that will be needed.

Many people that it will take between two to three years for the market to stabilize so business will be back to normal by 2011. So again, if you have the money, there is a lot of houses that are now available in the market to buy and when these are sold, equilibrium is achieved and there will be a construction boom once again.

If you had this property for a long time, then chances are the neighborhood around you is already well developed. You dont have to haul a lot of dirt, do grading, clear trees or blast through large rocks if your property happens to be somewhat secluded.

There are bargains to be found out there in the real estate marketplace but make sure you pick the best projects in the best areas.

You will also get tax cuts which will never happen if you are renting. You will be happy about this when it is time once again to pay your income tax for both federal and state since these are usually fully deductible.

What makes matter worse is that banks who happily loaned money to homeowners sold this to companies like Fannie Mae or to buyers of mortgage backed bonds. As a result, the value of most homes is now falling so you will have a hard time making a profit if you decide to sell your home.

It seems the biggest story coming out of 2008 is the Fed's announcement in November to buy up $600 billion in unsecured debt and mortgage-backed securities from Fannie and Freddie. The sole reason the Fed did this was to lower debt cost (i.e. make it cheaper to obtain a mortgage). They are attempting to kill two birds with one stone by making mortgages cheaper in hopes of enticing potential single family home buyers with credit to come off of the sidelines and purchase.

Investors have always had the role of stabilizing property values after every bust and this cycle is no different. When investors and retail buyers begin to buy up property, values will start to recover which helps the banks' balance sheets. The good news for loan officers is that the cycle so far has been pretty predictable and we have long been anticipating a new refinance boom that usually comes after federal manipulation.

Real Estate Markets

There are a few things to keep an eye on in Houston. If housing permits continue to contract, it could be a while before the national residential real estate scene improves. Several markets such as Houston are still bucking the national trend, but, even in these markets, permits are beginning to contract which is pointing toward a slow-down as we head into 2009.

Layoffs will be the biggest indicator for Houston for next year. If there are massive job losses then the already fragile market could see a big setback.

Opportunities

Fear in markets leads to an over-correction and there may never be a better time to buy property in Houston - if you have good credit. In otherwise stable markets like Houston, fear is causing prices to move below what Houston's economic indicators should warrant.

With credit standards like they are right now, many investors (and most retail buyers) are out of the game because they are not able to get financing for single family homes.
